As a co-owner in Boulder Ridge Condominium Association, I am formally requesting access to the ledger, bank statements, reconciliation reports from April 2025 to now for the Boulder Ridge Condo Association, per our association bylaws. For the purpose of understanding the transaction’s details, authorization, and purpose.
From our by laws:
ARTICLE XIV FINANCE Section 1. Records. The Association shall keep detailed books of account showing all expenditures and receipts of administration which shall specify the maintenance and repair expenses 26 of the Common Elements and any other expenses incurred by or on behalf of the Association and the Co-owners. Such accounts and all other Association records shall be open for inspection by the Co-owners and their mortgagees during reasonable working hours.

This request is made pursuant to MCL 559.157 of the Michigan Condominium Act, which requires that “the books, records, and contracts concerning the administration and operation of the condominium project shall be available for examination by any of the co-owners at convenient times.”
Additionally, under Mich. Admin. Code R. 559.505, the association must maintain “detailed, accurate records in chronological order of the receipts and expenditures affecting the common elements,” which must also be made available to co-owners for inspection.
Does the associations insurance cover theft of funds by officers, directors, and/or management company?
What is required for reserve fund transfers, who has the authority to sign contracts, and what are the required methods of community communication?
Do board members need to be US Citizens? Are we in conflict with our bylaws? Does this need legal review?
What happens if a board member who is not a US Citizen, returns to their home country and is a signatory on our financial accounts? What happens if they did not properly transition their responsibilities?
I am concerned about the legality of contracts and payments signed by a board member who is not a US Citizen. What happens if the individual returns to their home country? Can the board seek an opinion from legal counsel on this matter? How does this impact our association financial accounts? Maintenance in the community?
Why is only the board president signing all Boulder Ridge vendor contracts? Why isn’t the management company? Is this a legal liability for the association? I am concerned about the lack of communication on this and the risks to our association and community.
What are the consequences if the current board votes that we become a self-managed community? Does this require a board vote? Community vote? Will board members collect dues?
How is the board communicating with co-owners that couldn’t attend the October 4 meeting?
Please send me the meeting minutes from the October 4, 2025 community meeting as I was unable to attend.
I am formally requesting that the board hold a vote immediately to remove our current board president from their position until issues can be sorted. I understand the individual will still remain a board member.
What is the process to remove a board member? An entire board?
Maintenance / Contracts / Licensing
The current board members had their roofs (buildings 1, 5, and 13) fully replaced with a vetted and reputable OAM vendor (Roof Advisor). Why are the rest of us only getting shingle replacements with an unvetted vendor?
Why is the board president signing contracts? Why isn’t the management company signing the contracts?
I am formally requesting copies of the bid proposals, contracts, proof of insurance, and professional licenses for all vendors performing work, including the one used for the shingle replacements and the ones for the board members’ full replacements.
Are there actual board meetings held with all members and is their vote heard? Where are the board meeting minutes and votes on actionable items.
The board is communicating with community members via text thread. How do I join? I have heard there is a board email but don’t know what it is. Why has this not been officially distributed to the community?
Are vendors licensed? They are supposed to be if they are insured.
Did Boulder Ridge have a roof permit for buildings 3 and 6 by Miranda Construction?
Did Boulder Ridge have an electrical permit for building 18 electrical repair?
(Contact your local municipal Building Department and ask if a roof permit was pulled for buildings 3 and 6, and if it was closed out/inspected. You should be able to do this with the building address)
What is the drainage plan? Why was nothing done this year when this is a major issue for our community?
Are the detention basins being treated for invasive aquatic plants (Phragmites spp.) and algae?
Is the board aware of the sink holes in the community? Are they being repaired correctly?
Are the bylaws and rules being enforced evenly?
Why is the board president refusing co-owner maintenance and repair requests unless they can personally inspect?
