You are responsible for maintaining your air conditioning unit. Failure to properly maintain your air conditioning unit may be  considered neglect by your insurance company. In some cases, your air conditioner condenser line may run through a neighbor’s unit. Your insurance may not cover damage to your neighbor’s or even your own home due to neglect. This is a co-owner responsibility, not an association responsibility
