Slit Seeding: Effective Solution for Bald Grass Spots
The 2024 board of directors understands that residents are frustrated with the bald grass patches in the community. These damaged areas are often caused by water pooling, lack of sunlight, pet urine, winter ice melt, and other problems. These bald grass spots decrease community aesthetic and create unappealing home entrances. Residents are frustrated with past ineffective repair efforts. The board will obtain a quote for slit seeding to repair the grass. A slit seeds slits the ground and drops seeds into the cracks, ensuring deeper soil contact, better growth, and less seed waste, which prevents seeds from blowing or washing away.
Retaining Wall Hosta Planting
On Tuesday September 3, 2024 Greenway did a corrective pruning of the back retaining wall. The 2024 board discussed planted to cover bare spots and increase the aesthetic. This should help address landscaping needs of those co-owner at the back of the community.

Proof Pest Mosquito & Tick Treatments
In 2024 monthly mosquito and tick treatments were provided by Proof Pest. Treatment were about $1200 each. These treatments are proactive, not reactive, preventing mosquitos from going forward. In 2025 the board will also either treat the large retention basin to inhibit mosquito reproduction and install cost effective bat houses.
Addressing Safety Concerns At The Community Entrance: Budget Friendly Solutions
The tall Hamelin grass at the community entrance blocs views of pedestrians as vehicles enter and exit the community. The 2024 board intended to remove and relocate, and plant rose bushes in the space. SiteScape proposed new plantings for the community entrance at a cost of $19,500, but these were put aside due to other budget priorities.
Effective Snow Removal Tips For Boulder Ridge Residents
Boulder Ridge had a snow removal contract with Greenway for 2024-2025, ending on April 15, 2025. Greenway was often chosen in the past for their lower costs. Please use caution while walking, as Greenway services very heavily with ice melt to prevent slip and falls. Report untreated icy sidewalks to OAM for service. Snow removal will occur when there is 2” or more of snow; for less, they will use ice melt. Please be aware that ice melt products can affect pets, causing dried out or cracked paw skin.
