In 2024, MI Reserves Associates conducted a community Reserve Study using our financial information and governing documents. The community was assessed along with the available reserve funds. A clear funding plan was created to prioritize and finance improvement projects, focusing on the lifespan of major items such as roofs and roads.
The reverse study is a critical step in Boulder Ridge’s future as past boards of directors have been resistant to adjusting the association fee to meet long-term community needs.
The study also looked at costs for different budget items. Reserve studies are now mandatory in MI, requiring at least 10% of the budget to be held in reserve due to the recent condo collapse and insurance issues in Florida. Our community may need to set aside a greater percentage as our community is aging.
