Issues with current management:
- Failure to schedule regular board meetings
- Failure to schedule Annual meetings for the past five years
- Failure to send financials and other information on regular basis.
- Failure to secure and distribute annual budget
- Not getting votes from board when required
- For example: Replaced windows – Co-owner submitted paperwork to Premier, but co-owner heard back after 30 days.
- The vendor called several times for authorization, and still didn’t get a response.
- What happened with the quotes for replacement building signs?
- Provide an updated report/status of co-owner delinquencies
- Past due Association fees > From the July report: total of $14,180.

I’m going to call again to schedule a time to inspect documents (which is a co-owner right)

- December, 2020 (we have January 2020 through November 2020)
- All of 2021 (we only have July, August, and September 2021)
- All of 2022
- We received 2023 up to July. So send along August now, and September in a few days when it is ready.
The board interviewed six management companies between 9/27 and 10/12.
Attorney: “We have not opened a collection account for you in the past 2 years. In fact, the last account we had with you was closed in September 2021 upon completing collections.”
The board decided/selected on O’Brien management on 10/16.
Contract with O’Brien signed on 10/17.
Premier basically quit 10/18/23, would like O’Brien to start 11/1.
