Painting Project (est 2026-2029)

Wood Trim Painting & Partial Wood Replacement: Typical useful life is 10 years. Current observed condition ranges from fair to average. Historically, management reports that the wood trim on all buildings was last painted in phases spanning 2012 to 2015.

Scope of work is assumed to include:

  •  Application of bleach solution to treat mold and mildew
  •  Power washing of the exterior to remove any loose coatings, dirt, etc.
  •  Re-nail any loose trim and siding
  •  Repair or replace any loose or split caulk. Caulk all butt joints at the siding
  •  Mask and protect all adjacent surfaces not painted
  •  Primarily spray application, with roll and brush application when applicable

Based on the wood trim’s current condition, we anticipate that painting will be required beginning in the 2026 fiscal year. Because this component is in varying stages of its useful life, a 4 year painting program is recommended commencing in 2026 and concluding in 2029. See Reserve Study page 24. Costs are $75,000-$85,000 per year for 4 years.

Painting Project –  2016

Painting and maintenance of the front doors is actually a co-owner responsibility.  The Board voted to make a one-time exception and take care of getting the front doors repainted to get them all back into a matching color.

Community Painting Project

Officially the building painting project was scheduled to be completed in 2017, but was successfully completed ahead of schedule in 2015 (at a savings of approx $20k).

The lamp posts and front doors were also painted in 2016.  (The Gazebo was redone under warranty in 2016).  We will update the map when the painting cycle begins again.  Currently shows when each building was repainted (though the Garage Doors may not have been painted the same year).
