The concrete repair and replacement by U&S, approved by the board in July 2024 for $37,944.50, is now finished after weather and scheduling delays. The initial contract was over $80,000, but by patiently getting other quotes, the board saved almost $50,000.
The Boulder Ridge Community is now over 20 years old. While some driveway courts have been replaced, many are original and in poor condition. Asphalt courtyards typical useful life is 18 years. Replacing a driveway court can cost over $33,000 This will be a substantial multi-year phased project plan starting in 2025. Based on the asphalt streets’ current condition, we anticipate that replacement will be required beginning in the 2033 fiscal year (see Reserve Study).
Additionally, any weeds that are growing in the asphalt need to be treated, as failure to implement a regular weed abatement program can dramatically shorten the useful life of the asphalt surfacing.
